  • Track new construction developments and builder incentives
  • Provide insight into appreciation potential and long-term ROI
  • Builder & Developer Negotiations:
  • Identify reputable builders offering investor-friendly properties
  • Negotiate pricing, incentives, and contract terms on behalf of investors
  • Ensure construction timelines and warranties meet investment goals
  • Financing Assistance:
  • Connect investors with lenders specializing in investment loans
  • Provide guidance on loan options (conventional, DSCR, portfolio loans)
  • Help with pre-approval and lender requirements
  • Property Selection & Due Diligence:
  • Recommend properties that fit the investor’s criteria
  • Conduct pro forma cash flow analysis (rents, expenses, potential returns)
  • Assess the builder reputation and previous project performance
  • Assess lot position (topography, location, accessibility, and desirability)
  • Analyze supply and demand for rental properties in the area to ensure strong occupancy and rental income potential
  • Investor Consultation & Education:
  • Provide ongoing communication through emails, Zoom meetings, and video updates
  • Educate investors on financing, tax strategies, and exit strategies
  • Discuss portfolio diversification and market timing

    Acquisition Phase (Contract to Close)

    Contract Review & Negotiation:
  • Draft and negotiate purchase agreements
  • Ensure contract terms protect the investor’s interests
  • Verify all builder commitments are documented
  • Coordination of Property Inspections:
  • Arrange third-party inspections on completion of new construction
  • Arrange a third-party reinspection of required repairs to ensure all deficiencies are properly addressed
  • Arrange an inspection of property management before closing to confirm property readiness and operational efficiency
  • Property Management Coordination:
  • Connect investors with vetted property management companies
  • Ensure lease-up strategies are in place (pricing, tenant screening, marketing)
  • Oversee the transition from construction completion to tenant occupancy
  • Rental & Income Optimization:
  • Advise on rental pricing strategies
  • Monitor rental market trends and recommend adjustments
  • Provide access to lease agreements and tenant management solutions
  • Ongoing Asset Performance Tracking:
  • Provide periodic reports on property appreciation and cash flow

  • Provide market reports, property updates, and investment performance insights

  • Troubleshooting & Issue Resolution:
  • Act as the investor’s representative for any post-closing issues
  • Resolve property management disputes, repair concerns, or unexpected vacancies
  • Assist with tax documentation, mortgage adjustments, and insurance claims
