What kind of Financing options are available?

Fannie Mae financing is available for duplexes at 25% down minimum that gives you typically the same lower rates as single family homes. There are also what is called DSCR loans for investor who have over 10 mortgages that is real estate income based.

How do you sell a duplex and what is the exit strategy?

Duplexes can be sold in three ways. First, if the loan is paid off you can sell it as half duplexes that are below the cost of single family homes. We build the duplexes with separate A and B legal descriptions. Second FHA and VA allow an owner-occupant to get zero or 3.5% down payment financing and they can use the income of the rental side for qualifying. The last one is to sell the whole duplex to an investor.

What is a turnkey duplex?

A turnkey duplex is a new and ready-to-rent two-unit property that requires minimal work from the investor. These properties are typically:
